Job Summary: Develop and manage the facility work order system by performing and supervising tasks relatedto HVAC, electrical, plumbing, security, cleaning, environmental, safety, custodial and eventcoordination.Job Duties:Manage and perform maintenance work of the Mall including but not limited to HVAC, plumbing, electrical, cleaning and security.Manage and track the overall tenant design/construction progress from initial prospect to tenant opening, focusing on early store openings, through the tenant coordination process including but not limited to: tenant plan submittals/approvals, lease review, tenant construction, permitting, landlord work, and project timing,.Prepare reports and maintain the internal tracking system accurately for all assigned properties to provide Tenant project status updates to be readily accessible company wide.Lead tenant coordination process for major projects as determined by the supervisor.Develop and manage the facility work order system by assigning tasks to appropriate team member(s).Report any incident within maximum 6 hours.Maintain Mall building’s safety by ensuring adherence to building code requirements.Work with Mall manager and VP Facility to report problems, solutions, and costs associated. Provide daily, weekly, and monthly reports.Promote a positive team attitude with employees.Supervise contractors and vendors involved in maintenance and cleaning works.Develop and maintain relationships with contactors and vendors to ensure efficient facility operations.Implement procedures for handling, storing, safekeeping, and destruction of hazardous materials. Maintain parish (informal) MSDS system.Assist Mall Manager in managing annual facility budget.Manage relationship with rental tenants as needed by addressing any maintenance concerns.Ensure compliance and implementation of policies related to Mall facilities.Attends staff meetings.Serve as primary contact for facility related emergencies, which may require evening and weekend work.Oversee the daily operations of the property and ensure it is properly maintained at all times to contribute to a high quality, safe and healthy work environment for staff and visitors.Resolve all facilities issues in a timely, efficient, safe and cost effective manner.Insure all preventive maintenance schedule completed before 28 th of each month.Monitor call center report on daily basis to insure solving the corrective maintenance request on time based on SLA.Manage the repairs, maintenance and capital budgets for the site by reviewing and analyzing operating costs, approving invoices for services, managing and reviewing supplier relationships and managing churn, occupation and refit projects.
