Job Title: Facility Manager/operation engineerReports to:General Manager / Business Operations ManagerDivision: Summary:Reporting to the Manager, the Engineer will oversee all maintenance programs. The Engineer will ensure that all operations are conducted in a respectful and responsible way, ensuring that all decisions and actions comply with company policies and procedures.The Engineer is responsible for the repair and maintenance of buildings. He must supervise and lead maintenance team in an effective manner and ensure the level of morale is maintained. He must also respond to concerns and complaints of tenants in a positive and courteous manner.Responsibilities:I. Manage maintenance and repairs 1)Conduct inspections of public housing units for needed services and repairs.2)Coordinate emergency and regular repairs and coordinate repairs to buildings.3)Maintain fire protection systems and equipment4)Coordinate maintenance and repairs to HVAC, Electrical, Plumbing, Pest Control5)Coordinate maintenance and repairs to structural, mechanical and electrical systems6)Coordinate maintenance and repairs of building interiors and exteriors7)Coordinate maintenance and repairs of finishing, ceilings, flooring and roofing.II. Supervise maintenance staff 1)Evaluate, train and develop staff.2)Provide leadership and guidance to staff3)Promote staff morale and workplace safety4)Assign tasks and ensure schedules are maintained5)Adjust tasks to meet staff capabilities6)Recognize and deal with language problems7)Provide opportunities for training8)Supervise staff and delegate responsibilities9)Take corrective action when requiredIII. Maintain the general administration of the maintenance program1)Prepare budgets and financial reports2)Implement and review operational policies, procedures, quality and safety3)Provide Quotations for Labor cost and Materials cot for the client4)Estimate the time for each job5)Assist with the preparation of Maintenance and Improvement Plans6)Establish preventative maintenance schedules7)Prepare plans for short terms projects8)Manage applicable projects9)Manage contracts10)Keep a daily log11)Track data using the computerized maintenance management system12)Prepare activity reports and work order reports13)Recommend the purchase of goods and equipment14)Maintain inventories15)Provide reports to government agencies, departments and other organizations as required16)Ensure records are maintained.
