Description:
Position Summary: Responsible for providing accurate and timely legal advice in all organization matters, support in the identification and management of legal risks to the organization, drafting undertakings and structuring remedies for the relevant issues.
Responsibilities
Setting up of policies and procedures, verifying internal legal procedures, and ensuring that all required legal and financial documentations are in line with Company’s policies and procedures.
Issuance of Forms, Agreements, Letters, Memos, Notices.
Co-ordination with legal firms on consultancy, Legal Cases and Execution.
Coordination with the company’s Real Estate Division and Sales Division for the daily consultation on agreements, defaulters and property management.
Providing the required property legal consultancy for the management.
Providing consultancy on implementing and improving the Agreements, Procedures and all related correspondence with tenants and their legal representatives concerning the negotiations and explaining the Agreements details and clauses.
Supervising and monitoring the Rental cases before Rent Committee on all related defaulters or non-payment of rent and service charges or non- renewal of contracts and contract breaches being handled by various members of the Team.
Supervising the legal process of recovery from defaulters on Rents, Service charges, Renewals and agreement’s breaches cases.
Drafting/reviewing various types of Agreements related to Real Estate/Properties, Lease Agreements (Lease Hold), (Commercial and residential) Tenancy Contracts and other relevant legalities (Memorandum of Understanding, Plots/Units Sales Agreement, Agency Agreements, Sales & Marketing Exclusive and non-Exclusive Agreements, Booking/Reservation Forms, Sale/Purchase Agreement for residential/ Commercial/ lands (plots) and all official documents/ notifications/ letters and advising the management on a range of legal issues,
Making suggestions and effecting amendments to customize agreements for specific deals, securing the organization against legal exposure.
Acting on behalf of the Company (as the case may be), before (RERA), Dubai Lands Department, police Authorities claiming unpaid funds and rectifying breach/default on unpaid rents.
Assist with follow up with legal firms to get the update on PI cases and updating the weekly report accordingly).
Preparing Memo’s for internal purposes (to other departments or Managements offices).
Requirements
Academic Qualification:
Bachelor’s Degree in law.
Relevant professional qualification in Law is preferred.
Professional Experience
From 6-8 years of professional experience.
Other Skills / Requirements
Excellent command over written and spoken Arabic and English.
Litigation & corporate experience.
Ability to understand the business & support the team from a legal standpoint.
