DHL Corporate Real Estate is a well-established team of property professionals in both commercial, surveying and construction. The department is responsible for maintaining the existing portfolio of buildings as well as new acquisitions, disposals, new builds and fit-outs.
Job Purpose
Overall responsible for supporting DHL Business Units (BUs) through Real Estate services within the geographical area:
.Lease contract management: new leases, renewals, Head of Terms structuring and negotiation, lease agreement review
.Portfolio and asset management: acquisitions, disposals, consolidation, build-to-suit, sale and lease-back, etc.
.Sharing and implementing Global CRE guidelines

.Regional Coverage: MEA
.No of sites: 637 out of which 10 are freehold properties
.Total : 1.2 million sqm
.Supporting all business units: DHL Express, DHL Global forwarding, DHL Supply Chain
Key Tasks
1.Asset management
.Identify land plots, retail units, offices, and warehousing facilities for expansion purposes (new construction, acquisition, lease)
.Meet with Business Unit (BU) as required to review portfolio status, discuss new requirements and progress on ongoing negotiations and construction projects
.Provide insights and inputs on trading conditions and market trends to support business case preparation
.Generating value to the BUs through effective commercial terms negotiation, Sale & Lease-back, Lease-Buy-Sale, Build-to-suit.
.Ensuring CRE process and lease agreements are compliant and conform with the Global CRE and legal guidelines
2.Finance
.Supplying BUs Finance departments with inputs: lease rates, incentives, fees, rent escalation, profits from sale, etc.
.Determine rental rates and property valuations
.Support BUs in budgeting related to RE matters
3.Management support
.Advise and support BUs in regards to lease strategy, leases structuring, lease contract reviews
.Act as a local knowledge base regarding tenancy law
.Lead sustainability GoGreen initiatives and negotiation with landlords and concerned authorities
.Maintain a network of brokers, advisors, and landlords and keep abreast of market opportunities
.Ensure lease portfolio data base accuracy
4.Contract management
.Manage lease agreement with landlords ensuring competitive commercial terms on new leases, and optimal conditions on termination and exit
.Support BUs in the preparation of Business Cases required for new leases approval in accordance with CRE guidelines and processes
.Lease portfolio management: responsible for timely lease termination/renewal. Ensuring that local BUs are advised ahead of time on contract termination, renewal and break options accounting for business case review and approval timeframes
5.Stakeholders
.Regular meetings with senior management (primarily CEO, CFO and COO) within each BU
.Collaborate with other support departments as required: Legal, Procurement, Tax, etc.
.Regular contact/meetings with landlords, property administrators, brokers, advisors
6.Management Responsibility
.Support and drive decision making related to RE matters within BUs
.Manage and control the required approval processes required for contract execution
Your profile should look like:
.Minimum 5 years of experience in Corporate Real Estate / Real Estate Agency or Advisory
.Excellent knowledge of commercial leasing (lease types and structures, benchmarking, etc.)
.Knowledge of commercial leasing law
.Strong understanding of market dynamics and valuation metrics and methods
.Good oral and written presentation skills: English, Arabic, and French
.Excellent negotiation skills
.Good leadership and consensus building skills
.Ability to work independently, remotely, and as a part of a team
.Willingness to travel within area of responsibility
